Our London background gives us a particular way of working. We interrogate the brief, test the layout, coordinate the detail, tender the works properly and manage the many decisions that sit between concept and completion. Architecture
From feasibility and BUA studies to layout optimisation, extensions, authority packages and technical design, we develop architectural proposals that are both creative and buildable.
Interior design
We create interiors with depth, character and a strong sense of place. Our work covers concept design, material palettes, lighting direction, finishes, joinery, bathrooms, kitchens and detailed interior specifications.
FF+E and furnishing
We source furniture, lighting, rugs, window treatments, artwork and accessories, combining international design references with local makers and suppliers where appropriate.
Procurement
We help source and manage key finishes, furniture and specialist items, bringing structure, transparency and a trained eye to one of the most time-consuming parts of a project.
Tender and contractor appointment
We prepare tender information, issue to suitable contractors, review returns and interrogate pricing, helping clients appoint from a position of knowledge rather than guesswork.
Project management
We remain involved through delivery, coordinating design queries, site meetings, contractor information, workmanship reviews, snagging and handover.
Our UAE studio is now working across a growing portfolio of private villas, townhouses and penthouses, from full renovations and extensions to FF&E-led furnishing projects.
Each project is different, but the ambition is consistent.

A duplex penthouse with far-reaching views across the Dubai skyline. The brief is for a warm, textured and deeply comfortable home, delivered to a high level of finish for overseas clients seeking a hands-off process.
Lime Tree Valley, Jumeirah Golf Estates
A 12,000 sq ft statement home in Jumeirah Golf Estates. Working closely with a client with a clear personal vision, we are helping create a highly individual home shaped by design ambition, craftsmanship and careful delivery.
Penthouse, Waves Tower
A four-bedroom duplex penthouse with a private roof deck and swimming pool, positioned to capture front-row views across Dubai Marina. The design combines soft neutral tones, layered texture, statement stone and considered moments of colour.
Maple, Dubai Hills
A forever home for a young family, being extended to the maximum BUA permitted under Emaar regulations. We are supporting the project from concept to completion, bringing architecture, interiors, procurement and project management together as one service.
Jubail Island, Abu Dhabi
A newly handed over villa for British clients relocating to Abu Dhabi. Set on a substantial plot with 5,000 sq ft of built up area, the brief is for an end-to-end service that upgrades the interiors, enhances the connection to the garden and creates a beautifully finished family home. The large plot also offers the opportunity for a guest house and outdoor spaces designed around extended family living.
Carmen, Victory Heights
An FF&E project for a client relocating from London to Dubai. Having designed their London home, we were appointed to curate a furniture package for their new villa, combining local artisanship with a considered London sensibility.
Rosa, Arabian Ranches
A Type 2 villa with a BUA of 4,354 sq ft, undergoing a substantial family renovation. The brief includes an extension, full landscaping, pool design and a turnkey service from concept through to completion.
Ixoria, Al Barari
A newly handed over townhouse requiring a full interior transformation. We are leading the design concept, project management, FF&E and final handover, giving the client one seamless process from start to finish.
London and UAE.
Project London was founded in the luxury residential market in London, where we have delivered more than fifty private residential projects and built a reputation for thoughtful design, clear process and exacting service.
Our expansion into UAE is a natural next step. Many of our clients hold property and interests across London and the Middle East, and we see strong demand in the region for a more joined-up approach to residential design and delivery.
Sam McArdle leads the UAE studio on the ground. Jonathan Mount oversees the wider business from London, bringing the experience of a former buying agent together with years of advising private clients on prime property and refurbishment.
Two founders. Two locations. One clear standard. Local presence, London oversight and a process designed to help clients design well, spend wisely and deliver properly.

Why we think Victory Heights is one of Dubai’s most overlooked communities.
Large villas, generous plots, mature landscaping and an established community…but with many of the original homes now around 15 years old, there’s a real opportunity to rethink them for the way families live today.
